Ellington Properties presents
A bronze-toned tower of around 62 storeys, now taking shape in Business Bay. It is Ellington's first Grade A office building, made for companies that want their workplace to make a strong first impression.
The first renderings show something rare for an office tower. Rounded terraces wrap each corner like folded ribbon, a woven bronze skin filters the afternoon sun, and frangipani trees soften the arrival at street level. Berkeley trades hard edges for warmth, and that sets the tone for Ellington's move into commercial property.
Curved slab edges replace the sharp corners of a typical glass box, so every terrace line catches light differently as the day moves on.
Textile-like perforated panels shade the glazing. They cut glare on the desks behind and give the street a warm, tactile surface to look at.
Slender fluted fins run between the floors, adding depth to the elevation and framing outward views.
Flowering trees at the base slow the pace of arrival, turning the walk from kerb to lobby into a moment of shade.
“People spend more waking hours at work than anywhere else. Berkeley treats that time with the same care a fine residence would.”
Ellington made its name crafting interiors that buyers notice the moment they step inside. With Berkeley, that sensibility moves to the workplace, with warm materials, calm shared floors and a tower silhouette that stands apart from the glass-and-steel skyline around it.
See the workspace optionsThere are four ownership formats, and all of them share the same lobby, services and amenity floors. Exact areas and floor allocations will arrive with the developer's launch documents.
The payment structure is weighted toward completion, so a large share of your funds can stay working elsewhere throughout the build.
Half the price is spread across construction milestones, and the balance falls due at completion. The developer will publish the exact milestones and booking amount at launch.
This is our estimate, drawn from prevailing rents for Grade A space in Business Bay. Treat it as an indication of potential, not a promised return.
This holds your place in the allocation queue ahead of public sales. The EOI pack sets out how the amount is credited against your purchase.
Projected yields are illustrative and depend on final pricing, occupancy, service charges and market rents at the time of leasing. No return is guaranteed.
The shared floors are planned so teams can meet, focus, recharge and stay active without leaving the tower.
A staffed space to receive guests in style.
Bookable by the hour for pitches, signings and board days.
Hot desks for visiting colleagues and project teams.
Enclosed booths for calls that need quiet.

Since launching in Dubai in 2014, Ellington has built its reputation on residences where materials, interiors and craftsmanship carry the brand. Berkeley marks its step into Grade A commercial space, developed through ELPG Real Estate Development in the same district as the company's own headquarters at Burlington Tower.
Milestones after the priority window are indicative and will be fixed by Ellington at launch.
